SENIOR LEADERSHIP

Joseph Tansey

Founder & Chief Investment Officer

Prior to forming Garrison Investment Group in March of 2007, Joseph Tansey was a Managing Director at Fortress Investment Group and a partner of the Drawbridge Special Opportunities Fund from 2002 to 2007. At Drawbridge, he was primarily responsible for investment underwriting and structuring. Mr. Tansey is a member of the Firm’s Management and Investment Committees.

From 1998 to 2002, Mr. Tansey worked at Goldman Sachs & Co. in Tokyo, Hong Kong and New York. He was a member of the Asian Special Situations Group, Real Estate Principal Investment Group and Mortgage Group. Prior to joining Goldman Sachs, he worked at Starwood Capital Group from 1995 to 1998. At Starwood, he was involved in acquisition and management of Real Estate operating businesses and distressed debt. Mr. Tansey received a B.A. and B.S. from The University of Pennsylvania.

Brian Chase

Chief Financial Officer & Chief Operating Officer

Mr. Chase joined Garrison at its founding in April 2007 and is the Chief Financial Officer and Chief Operating Officer, responsible for overseeing and managing day-to-day operations of the firm. Mr. Chase is a member of the Firm's Management and Investment Committees.

Prior to Garrison, Mr. Chase was Chief Financial Officer at the inception of the Distressed Securities business at The Blackstone Group where he was responsible for building and overseeing the fund infrastructure and operations since its launch in the summer of 2005. Prior to Blackstone, Mr. Chase was a controller at Fortress Investment Group within its credit business where he joined at its inception in 2002. Mr. Chase began his career in 1999 at PricewaterhouseCoopers LLP in their Capital Markets group specializing in hedge fund audits. Mr. Chase received a B.S. in Accounting from the State University of New York at Binghamton and is a Certified Public Accountant in the State of New York.

Mitch Drucker

Head of Corporate Finance

Mr. Drucker joined Garrison in June 2007 and is responsible for corporate finance transaction origination, analysis and execution. Mr. Drucker is a member of the Firm's Management and Investment Committees.

Prior to joining Garrison, Mr. Drucker spent the previous 23 years in various capacities with the CIT Group including Senior Managing Director and leader of CIT's Hedge Fund Coverage and National Restructuring Groups. He also held the role of Co-President of CIT Business Capital, where he presided over a team of 200 professionals consisting of leverage and asset finance originators, three distinct industry coverage teams, the predecessor Restructuring Group, account managers and the risk and credit policy committees. Prior to CIT Group, Mr. Drucker held the role of National Marketing Manager and was a founding member of the Restructuring Group in 1989. His breadth of experience includes middle market leveraged finance for acquisitions, growth, and restructuring scenarios with emphasis on asset-based, cash flow and enterprise value financing. Mr. Drucker received a B.S. in Industrial Relations from Cornell University and an M.B.A. from the University of Pennsylvania.

Gregg Chiota

Head of Real Estate Lending & Financial Assets

Mr. Chiota joined Garrison in August 2008 and is head of the real estate debt platform and its Financial Assets group. Mr. Chiota is responsible for structured finance credit analysis, execution and portfolio management within the Financials Assets Group. Mr. Chiota is a member of the Firm's Management and Investment Committees.

Prior to joining Garrison, Mr. Chiota was a Managing Director at Fortress Investment Group. While at Fortress, Mr. Chiota focused on real estate debt and equity investments for the Drawbridge Special Opportunities Fund closing over $2 billion in transactions in his tenure. He was also responsible for oversight of Drawbridge’s joint venture program in real estate with over 15 active operating partners. Prior to joining Fortress, Mr. Chiota was a trader for Lehman Brothers responsible for non-US Sovereign Agency and Supranational sectors. Prior to Lehman Brothers, Mr. Chiota worked for Goldman Sachs in various real estate and fixed income roles. Mr. Chiota received a B.A. from Harvard University and an M.B.A. from Columbia Business School.

Andy Kwon

Head of Real Estate

Mr. Kwon joined Garrison in June 2007 and is head of the real estate equity platform and is responsible for both the acquisition and asset management functions. Mr. Kwon has originated, structured, underwritten and closed equity and debt investments across essentially all property types with a focus on secondary markets. Mr. Kwon is a member of the Firm's Management and Investment Committees.

Prior to joining Garrison, Mr. Kwon was a Vice President at Urban Residential, where he led the acquisition effort in primary markets including ground-up development and conversion opportunities for residential and mixed-use hospitality projects. Prior to Urban Residential, Mr. Kwon was an Analyst with Bear Stearns in the Large Loan Group, where he was responsible for underwriting fixed and floating rate transactions and assisted in originations of commercial mortgages. Prior to Bear Sterns, Mr. Kwon was a real estate financial analyst with Hatfield Philips. Mr. Kwon received a B.A. with distinction from Duke University and is a member of the International Council of Shopping Centers and the Urban Land Institute.

Terence Moore

Portfolio Manager of Garrison Loan Management (Broadly Syndicated CLO Business)

Mr. Moore joined Garrison in July 2007 and is the Portfolio Manager for Garrison Loan Management’s Broadly Syndicated Collateralized Loan Obligation (BSL-CLO) platform. Mr. Moore is a member of the Firm's Management and Investment Committees.

Prior to joining Garrison Investment Group, Mr. Moore was in Capital Markets at the CIT Group from 2005 to 2007, where he was responsible for leading the firm’s sales and distribution efforts in leveraged finance and asset-based lending. Mr. Moore focused his distribution efforts on CLO/CDOs, commercial finance companies, hedge funds and traditional bank loan investors. Prior to CIT, Mr. Moore spent one year at Moody’s Investors Service where he was a senior analyst responsible for rating leveraged credits with an emphasis in the healthcare sector. Prior to Moody’s, from 1993-2003 Mr. Moore spent ten years in leveraged finance and leveraged loan syndications at CIBC World Markets, First Union and Chase Manhattan Bank, having completed credit training programs at Chase. Mr. Moore received his B.S. in Finance from Boston College and his M.B.A from St. John’s University.

Evan DiPaolo

Head of Investor Relations

Mr. DiPaolo joined Garrison in April 2009 and is responsible for business development and investor relations. Mr. DiPaolo is a member of the Firm's Management Committee.

Prior to joining Garrison, Mr. DiPaolo was a Director at Strategic Value Partners (SVP) where he was responsible for business development and investor relations. Prior to SVP, Mr. DiPaolo was a Director at Putnam Lovell NBF where he was a senior member of the hedge fund incubation team responsible for raising capital for new managers. Previously, Mr. DiPaolo was an Executive Director at DPM Mellon, a leading hedge fund administrator, responsible for institutional sales. Prior to DPM Mellon, he was a Vice President at Vencast, an internet-based private placement venture, where he was part of the capital raising team. Mr. DiPaolo received a B.S. from the University of Vermont.
